SOLD! - buy it before stamp duty bites

An opportunity to make a small saving here for someone – the sale of this 2 bed apartment has just fallen through due to the purchaser being unable to get a mortgage. As such someone could pick this up – we can obtain searches etc from the person who’s pulled out – and hopefully complete this purchase before stamp duty kicks in on 01 April 2016. NOTE : getting the transaction completed by then will be dependent on you choosing the right solicitor and generally having a sense of urgency yourself. Key details are:
  • 2 bed apartment, Johnson Court, NN4
  • Close to town, next to the new university campus, VERY rentable.
  • Lease 112 years, annual charges £1200
  • Advertised at £119,995 – offer was accepted previously at £113,000
  • It’s tenanted now, but the tenant is under notice and will be leaving. 
  • The property requires works totalling £5,000 – we will arrange quickly once it’s empty. The current owner is short of funds and has not arranged.
  • It will then rent for £650 and in the current market would be worth at least £120,000
As with everything currently I expect there will be a fair amount of interest in this, so please contact me quickly if you’re keen. A cash purchaser would clearly help given the timescales but there’s still time to do a mortgage provided the right broker / lender is selected.
