This blog follows the property market in Northampton with a particular emphasis on buy-to-let. On here you'll find general commentary about the market, plus properties that may represent decent buys. I own a large estate agency in Northampton and am myself a landlord with an established portfolio. If you're looking to invest, but are unsure what will work best, I'm happy to offer a (free) second opinion. If you have a property to sell I can help with that too! SOLD FREEHOLD, £115k, £550, 5.7%

Another clipper home here, small but well presented. Again on the Watermeadow Drive estate, NN3. When these things come up they are nearly always snapped up by investors without delay (see the history section of this blog) as they are literally the cheapest FREEHOLD opportunities in town. They are popular with tenants too - this one looks to be in quite good shape, so we'd expect to get £550 for it as we have done with other similar ones in the last few months. Difficult to get a better return on a freehold investment at the moment unless it's a HMO. Not rocket science, this one - please contact me by email if interested - richard.baker@belvoir.co.uk

SOLD. FREEHOLD opportunity, £200,000, 6.6% return

An unusual one here, but a great investment offering a good return. This is a large Victorian property cut into 2 apartments, that will rent for a combined (min) £1100 per month. Offered at £200,000 to include the freehold - it's on Holly Road, Abington - one of the best Victorian locations in Town.

We've had this rented for some years and are keen to retain it, why it's being offered to customers who use our managed service first. It's always rented really well, but is tired in places and needs a refresh - but no more than £5,000 in total and this is generally to improve the cosmetic appearance which will in turn enable us to turn £1100 per month into £1200. It is sold with vacant possession.

We are under instruction to open market this in 7 days if a buyer isn't found before, so please get in touch asap if you are interested. Richard.baker@belvoir.co.uk. I haven't seen 6.6% on a FREEHOLD property for some time now unless its a HMO, so this is a good bet if you're not keen on leases.

SOLD : TENANTED, £100,000 for £540 rent. Nice Flat, Nice Tenant

As happens every year, there have been a flurry of instructions to sell which can be seen by checking websites like Zoopla and Rightmove. Two weeks of inactivity seem to have bumped prices further but there are a couple of good picks if look carefully.

We're about to be instructed on a tenanted APARTMENT, very close to town, that's going to sell for about £100k. It's tenanted at £540 - good tenant - been there a while - showing no sign of leaving. A nicely presented place which will appeal to investors who don't like buying in iffy areas!

Talk to me if interested! richard.baker@belvoir.co.uk
