SOLD! TENANTED SALE, 4 bed, £139,995, £800 rent

A freehold one about to come to the market at £140,000 - happily tenanted at £800PCM to a tenant who looks after it - that's an 6.8% return.
This is a 4 bed property in Prentice Court, Goldings, NN3 that's coming to the market in good internal order - it's well looked after by the current tenant. 
The purchaser will probably have to pay some stamp duty on this one as we're out of time for completions by 31 March - so this needs factoring into the price.

SOLD! POTENTIAL 8% YIELD ON £90,000 INVESTMENT

BEAUTIFUL, isn't it! It’s rare to get anything under £100,000 these days but this 3 BED MAISONETTE is about to come to the market for £89,995. It’s TENANTED at £500PCM with the potential to increase this when the current tenant leaves. There are 97 years on the LEASE and CHARGES of around £60 per month – if you’re after good return at relatively minimal outlay, this is as good as the market has to offer currently.
Currently it's yielding just under 7% before costs. At the next change of tenancy this will change to 8% without any issue.
It’s in KINGS HEATH and above shops – not the most enviable location, but then it’s £90k for a 3 bed. I own a very similar property a few hundred yards away which I’ve had for several years and has never caused me an issue with finding a tenant.

SOLD! - buy it before stamp duty bites

An opportunity to make a small saving here for someone – the sale of this 2 bed apartment has just fallen through due to the purchaser being unable to get a mortgage. As such someone could pick this up – we can obtain searches etc from the person who’s pulled out – and hopefully complete this purchase before stamp duty kicks in on 01 April 2016. NOTE : getting the transaction completed by then will be dependent on you choosing the right solicitor and generally having a sense of urgency yourself. Key details are:
  • 2 bed apartment, Johnson Court, NN4
  • Close to town, next to the new university campus, VERY rentable.
  • Lease 112 years, annual charges £1200
  • Advertised at £119,995 – offer was accepted previously at £113,000
  • It’s tenanted now, but the tenant is under notice and will be leaving. 
  • The property requires works totalling £5,000 – we will arrange quickly once it’s empty. The current owner is short of funds and has not arranged.
  • It will then rent for £650 and in the current market would be worth at least £120,000
As with everything currently I expect there will be a fair amount of interest in this, so please contact me quickly if you’re keen. A cash purchaser would clearly help given the timescales but there’s still time to do a mortgage provided the right broker / lender is selected.

SOLD : DEVELOPMENT OPPORTUNITY

10% return AFTER costs - but you need £500,000 cash!


Most of us will be priced out of this one, but for anyone who has £500,000 cash to invest I’m about to get an opportunity to take on a block of converted apartments that will deliver a return on investment of about 10% AFTER costs. Equally, as it’s bricks and mortar you’re investing in there’s every chance the asset value will increase over time too. Clearly there’s a little more to this than a standard purchase so I’m happy to meet and go through the figures with anyone who’s interested. It’s half a million cash you need though – no less.
