2 bed, project value £140,000, 6%+ return

Another one of these popped up last night - you'll see from previous blog posts that we think these are pretty good value at the moment if they can be bought at the right price.

We are working on one at the moment - it's nearly finished and we have a tenant moving in in 2 weeks at £725PCM. The owner paid about £127,000, will have spent £13,000 getting it up to date, and now has a fairly immaculate property that would sell for £150,000 if that was his preference. It isn't - he'll rent it - and he won't be short of a (working) tenant.

It's advertised at £129,995 but we're at the lower end of the market so every £1000 you can shave off that price counts.
