This blog follows the property market in Northampton with a particular emphasis on buy-to-let. On here you'll find general commentary about the market, plus properties that may represent decent buys. I own a large estate agency in Northampton and am myself a landlord with an established portfolio. If you're looking to invest, but are unsure what will work best, I'm happy to offer a (free) second opinion. If you have a property to sell I can help with that too! NOW SOLD 10.2% yield for £50,000 - BUY TO LET BARGAIN!

No blogs for a while, but I'm pleased to confirm that we'll shortly have a number of properties for sale with a tenant in situ - ideal for those who want an easy entrance into the buy to let market. Watch this space!

In the meantime, this has popped up, which is cheap, but high yield

Lets assume you're going to buy it for less than the £50k it's advertised at, but spend the difference on it, so £50k all in. It will rent for £425PCM, so that's a 10.2% yield. You won't get more yield for less money in Northampton or Rugby.
It's a 1 bed flat very close to the town centre, and 3 mins walk from the station.
